Rhode Island 2010 Home Sales

2010 ended with 9774 home sales in Rhode Island (Single family, multi family, condominium, and land). Single family home sales added up to 6825 sales in Rhode Island. The average home was on the market for 88 days and the average price throughout the state of RI was $271,412. Expired Listings

As expected, last week was pretty quiet until the end of the year. There were only a handful of homes that came of the market until New Year’s Eve. We finished with a total of 77 newly expired listings in my marketing area (Cranston, Warwick, West Warwick, Coventry, West Greenwich, and East Greenwich) and 355 throughout the state. I was able to drop off 41 packets after I excluded vacant and bank owned homes. I also sent out 122 letters and postcards and dropped off some updated market statistics to another 30 homes.

Thank you for reading the first update for the year. I am hoping to have all the end of year numbers in by next Monday so I can put together a year end update. As expected the number of new listings and new pending sales feel last week. I am sure they will be back up this week with the start to the New Year.

Expired Listing

Last week was a very busy week. Between getting ready for Christmas and trying to work it was difficult to get out these packets. I wasn’t able to drop them off first thing in the morning the way I like to. Traffic was very difficult too, but I managed.

I was actually expecting a drop off in listings coming off the market. Usually, the listings will be carried through the major holidays. I am expecting a slow week before New Year’s also. Most times the last week of the month will have very few until the last day.

Last week, there were 21 newly expired listings in my marketing area (Cranston, Warwick, West Warwick, Coventry, West Greenwich, and East Greenwich) and 88 throughout the state. I was able to drop off 12 packets after I excluded vacant and bank owned homes. I also sent out 98 letters and postcards and dropped off some updated market statistics to another 31 homes.

Finally, last week we had the home inspection on 160 Birkshire Rd. That is the expired home in Warwick that I listed and sold in 7 days. Everything seemed good and we are just waiting for the appraisal. Hopefully we will be closing the second week of January. Also, I had an appointment with another expired listing in East Greenwich. It is a beautiful home in a great neighborhood. I can usually tell rather quickly why a home didn’t sell, but this one was difficult. It seemed to be priced right and was in very good shape. I think a lot had to do with the marketing, or lack thereof.
