Median Age of Home Buyers (Nationally)

  • The typical age of home buyers has remained at 39 years of age since 2007.
  • However, when looking closer there are differences among first-time home buyers and repeat home buyers.
  • The age of first-time home buyers fluctuates with household affordability. From 2003 to 2006, during the housing boom, younger buyers had a more difficult time entering the market and the typical age rose to 32. In 2007, the typical age of first-time home buyers fell to 31 and from 2008 to 2010 the typical age has remained at 30.
  • Among repeat buyers the story is different. When many markets became buyer’s markets, current home owners stayed in their homes longer, putting off selling and moving to a different home. This affected not only tenure in home, but the typical age of repeat buyers. Repeat buyers increased in age steadily on an annual basis from 41 in 2001 to 49 in 2010.

January Rhode Island Market Stats

Included in this post is the monthly market update for Rhode Island. The first chart is the number of single family homes “active” on the market for the month. As you can see in January 2010 there were 4589 Single Family homes active on the market. Coincidently, there were the same number active for January 2011.

 

When looking at sold homes year over year we are pretty close to the same numbers. In January 2010 398 Single Family Homes sold. January of this year 392 sold.

 

As the year goes on hopefully we will see the year over year number going up.

Last week was a little bit of a slow week,. There were only 13 newly expired listings in my marketing area (Cranston, Warwick, West Warwick, Coventry, West Greenwich, and East Greenwich) and 71 throughout the state. I was able to drop off 2 packets after I excluded vacant and bank owned homes. I also sent out 135 letters and postcards and dropped off some updated market statistics to another 30 homes.

Some very good news though, I was able to list another expired listing. These sellers were on the market for over 3 months and need to sell their home. They didn’t have one good thing to say about their previous agent. They had no showings and didn’t receive any follow up from their agent. I think we can sell this home for them pretty quick. I had a great week last week. I finally closed on 160 Birkshire Dr. That was an expired listing I took over in October and had a full price offer and was under contract in less than 2 weeks. This home was also a short sale we closed in less than 3 months.

Last week, there were 19 newly expired listings in my marketing area (Cranston, Warwick, West Warwick, Coventry, West Greenwich, and East Greenwich) and 6 throughout the state.
